Decide What You’re Looking For

Deciding what you’re looking for when you’re choosing a homebuilder can save you a lot of time and frustration. There are a number of factors that you’ll want to take into consideration before choosing a homebuilder. Here are a few of the ones you’ll want to think about: 

Style – You’ll want to find a homebuilder that has a style that meets your personal preferences. You might not want to build in every style, but you definitely want to be able to choose from a wide array of homes. 

Location – It’s always nice to have a choice of several different neighborhoods to make sure you aren’t getting stuck in a neighborhood that you don’t like. 

Construction – You’ll want to make sure that the construction at the home you’re thinking of buying is up to par with your preferences. A home that is poorly constructed or unfinished can turn you off from ever wanting to buy that home.

Start by looking at the builders you know and love. Go online and search for those homebuilders. Look at the reviews and see what other people have to say. Does the information you’re getting from the internet seem trustworthy? You can also talk to other homebuyers who have used the homebuilder in question.

Get A Free Estimate

Even if you know a lot about homebuilders, you won’t know it all. Sometimes you’ll want to get a free estimate on a home before you buy it. This is especially true if the home is smaller than you’re used to and you’re looking at condos or single-family homes. Be careful not to get taken advantage of, but this is a great way to get a feel for the home and decide if you like it or not.

Pay Your Builder Off-The-Page

You’re going to pay your homebuilder a lot of money, and you don’t want them keeping back any of that money as profit. There are a few things you can look for to try to determine if a builder is keeping any money back for themselves. First, is there a sales commission structure in place? If a certain percentage of the home is sold, that percentage will be taken off the top. If there’s no code or set percentage, that money will stay with the builder. Is there a contract that spells out everything you have to go through to get a loan and a home? If not, there’s going to be some percentage of the price of the home that’s staying with the builder.

Builders with a past that includes making mistakes shouldn’t be your go-to builders. Instead, look for builders that are attentive to details. Look for builders that have an attention to beauty and functionality. Be careful not to go with the first homebuilder that comes to mind when you hear the word “home.”
